New Defence Housing Builds
Full construction of DHA housing units — slab to handover. Carpentry, framing, roofing, cladding, internal fitout, and completion to DHA specification. We work as a sub-contractor to tier-1 head contractors and deliver to contracted programme milestones.
Defence Housing Maintenance
Scheduled and reactive maintenance for DHA properties — carpentry, joinery, roofing, and structural repairs. We hold current security clearances and site inductions and can mobilise quickly for urgent reactive maintenance callouts.
Fitouts & Refurbishments
DHA-compliant internal fitouts: kitchens, bathrooms, flooring, and fixtures to DHA specification. We've delivered fitouts alongside full housing builds, managing handover documentation and defects registers to DHA standards.

IPP Compliance for Defence Contracts
Defence procurement falls under the Commonwealth IPP framework, which mandates a minimum spend with certified suppliers. Engaging Koori Constructions as a sub-contractor satisfies this obligation in full:
- 100% of contract value counts. Koori Constructions is 100% Koori-owned, so the full value of your subcontract with us counts toward your Commonwealth IPP spend target.
- Certified supplier documentation. We're registered with Supply Nation and hold certified supplier documentation. We provide head contractors with the paperwork required for Commonwealth procurement acquittals.
- Quarterly spend acquittals. We provide IPP spend reports, certified supplier declarations, and reconciliation against contract milestones within 10 business days of request.
- LALC and AHO housing. We also sub-contract on LALC and AHO community housing projects where equivalent State-level IPP or social procurement targets apply.
How We Work on Defence Projects
- Pre-qualification & Site Access. We complete head-contractor pre-qualification, submit police checks and security clearance documentation, attend site inductions, and confirm site access protocols before mobilising.
- Programme & Milestone Planning. We provide a detailed construction programme (Gantt chart) aligned to head-contract milestones and DHA handover dates. We flag dependencies early and update the programme weekly.
- Construction & Quality Assurance. We maintain a QA register throughout construction, document hold-point inspections, and provide photographic records at key build stages. All work is carried out to DHA specification.
- IPP Reporting. We provide monthly IPP spend reports to the head contractor, reconciled against certified supplier documentation, ready for submission to Commonwealth procurement.
- Handover & Defects. We provide a defects register, handover documentation, and warranties at practical completion. We respond to defects-liability-period items within 48 hours and close all items before DLP expiry.
