What we renovate

Kitchen renovations

Full strip-out and rebuild or refresh-only. Layout redesign, locally made cabinetry, stone benchtops, splashbacks, appliances, plumbing, electrical and flooring.

Timeline: 4–6 weeks standard; add 2–3 weeks for structural or plumbing changes.

Bathroom renovations

Full bathroom, ensuite and powder-room renovations: certified waterproofing (AS 3740), tiling, shower screens, vanities, fittings and accessibility modifications.

Timeline: 3–4 weeks standard; add 1–2 weeks for layout changes.

Open-plan living conversions

Removing walls to create open-plan flow. We manage engineering, council approval (CDC or DA), certified beam installation and full make-good.

Timeline: 6–10 weeks including approvals.

Whole-home renovations

Complete internal and external modernisation — kitchens, bathrooms, rewiring, plumbing, wall reconfiguration, windows, cladding, roofing and landscaping. Asbestos inspection included for pre-1990 homes.

Timeline: 12–20 weeks. We can stage work for partial occupancy.

Accessibility modifications

Ramps, widened doorways, hobless showers, grab rails and hoist tracks for ageing-in-place or NDIS participants. We quote from OT reports — see our NDIS page.

Timeline: 2–8 weeks.

How the renovation process works

  1. Initial call. Scope, budget and timeline — 15–20 minutes.
  2. Site visit. Brad measures, photographs and talks through design options.
  3. Quote. Line-item quote and draft program, valid 30 days.
  4. Contract. HIA contract; no deposit until signed.
  5. Pre-construction. Approvals lodged, materials ordered, trades scheduled.
  6. Construction. Supervisor on-site daily, photo updates, weekly progress meeting, site cleaned every afternoon.
  7. Handover. Walk-through, defects fixed within 7 days, all certificates and warranties handed over.

  • Home warranty insurance certificate (6 years structural, 2 years non-structural)

Not included unless specified: appliances, asbestos removal (quoted separately), post-contract scope changes (variation quote within 48 hours), furniture and styling.

Frequently asked questions

Do I need council approval for a renovation?
Most kitchen and bathroom renovations are exempt. Structural changes or added floor area need a CDC (10 days) or DA (6–12 weeks) — we identify and manage the whole process.
Can I stay in the house during the renovation?
Yes for most single-room renovations — we seal the work area and clean up daily. For whole-home or asbestos work, we recommend moving out temporarily.
How much does a renovation cost?

What if you find problems during demolition?
We notify you immediately, photograph the issue, and provide a written variation quote within 48 hours. Nothing proceeds until you approve in writing.
Do you provide a warranty?
Yes — HBC insurance certificate (6 years structural, 2 years non-structural) plus a 12-month defects liability period.
Can you help with design and finish selection?
Yes — Brad can recommend layouts and finishes, or we can engage a designer at our trade rate. Bring your Pinterest board to the site visit.
