Every build includes:

- Landscaping allowance (turf, path, fencing)

How the granny flat build process works
Site assessment and design selection
Pick your design; we visit the site and confirm the council pathway.
Fixed-price contract and council lodgement
Fixed-price contract; we lodge CDC or DA. 10% deposit on signing, nothing more until construction starts.
Pre-construction
Engineer, surveyor and service applications — 2–3 weeks.
Construction (10–12 weeks)
Slab week 1, frame and roof by week 3, trades and finishes through week 12. Progress payments at 4 milestones.
Handover and Occupation Certificate
Final walk-through, defects fixed within 7 days, then keys, OC and warranties.
Total: 16–20 weeks contract-to-keys (CDC) or 22–28 weeks (DA).
Transparent, fixed-price building
Every granny flat is turnkey and fixed-price — council fees, engineer, slab to landscaping, Occupation Certificate. No hidden costs, no provisional sums.
Add-ons: steel frame, rendered brick, premium finishes, BAL bushfire upgrades, A/C, separate metering. Site-specific costs quoted upfront.

Do I need council approval for a granny flat in NSW?
Yes — most sites qualify for a fast-track CDC (20 business days); others need a DA (8–12 weeks). We handle both.
Can I rent out the granny flat?
Yes — NSW law allows renting at market rent while you occupy the main dwelling.
How long does it take from start to finish?
16–20 weeks (CDC) or 22–28 weeks (DA). We update you every Friday.
Can I customise the floor plan or finishes?
Yes — minor plan changes are priced individually and you choose all finishes. Major changes may push CDC into DA; we'll tell you upfront.
What warranty and insurance do I get?
6-year structural, 2-year non-structural, 12-month defects liability, HIA Home Warranty Insurance certificate, plus manufacturer warranties.
Can I use the granny flat for NDIS or aged care?
Yes — we build to Livable Housing Silver or Gold standard and itemise quotes to NDIS cost categories. See our NDIS page.
